| Scope of Work: Utilities Operation & Maintenance Services |
| The Contractor shall provide qualified manpower, supervision, tools, and management to operate and maintain all utility and facility systems on a 24/7/365 basis. |
| The Contractor shall provide a dedicated team of 12 personnel consisting of: |
| 1 Utilities Coordinator |
| 1 EHS Officer |
| 1 Mechanical Supervisor |
| 1 Electrical Supervisor |
| 4 Mechanical Technicians |
| 4 Electrical Technicians |
| All personnel shall be approved by BNCC Engineering. Man power subject to revise when it is required. |
| The scope covers operation, routine inspection, preventive maintenance, troubleshooting, minor corrective maintenance, emergency response, and reporting for all utility equipment listed in the attached equipment register. |
| The Contractor shall operate and maintain the following systems: |
| Electrical distribution systems, MCCs, panels, cables, lighting, sockets, and associated equipment. |
| Water supply systems, pumps, tanks, piping, valves, and instrumentation. |
| HVAC systems, including AHUs, package units, split AC units, ventilation systems, and exhaust fans and their connections, even replacement, welding pipes and gas filling (not include materials),etc. |
| Compressed air systems, including compressors, dryers, receivers, and distribution piping. BRC Compressors & MKE Dryers OEM (Original Equipment Manufacturer) service are inclue in the scope (On materials BNCC can go with the supplier if it’s a Competitive price for Material ). |
| Fuel storage and distribution systems, including tanks, pumps, and associated equipment, (replacement and maintenance) etc. |
| Fire protection systems, including fire pumps, sprinkler systems, hydrants, hose reels, fire alarm, and detection systems etc., (replacement and maintenance). |
| Buildings and utility facilities, including warehouses, toilets, drainage systems, roof downpipes, and utility services, etc. (replacement and maintenance). |
| Sewage pipe line manholes blockage clearing, cleaning, and even maintenance include in the scope (materials out the scope). |
| Roof Down-piping System cleaning and maintenance. |
| The new installations of sockets, lambs, fans, water pumps and TVs |
| The Contractor shall coordinate preventive and annual maintenance activities with OEMs and support major breakdowns until equipment is restored. |
| The Contractor shall coordinate with external authorities, including the Sudanese Electricity Distribution Company (SEDC), for utility-related issues and keep BNCC informed of all significant events. |
| The Contractor shall maintain daily operational records and submit daily, weekly, monthly, and breakdown reports, including equipment performance, maintenance activities, and KPIs. |
| The Contractor shall maintain spare parts records and provide recommendations for inventory replenishment. |
| The Contractor shall comply with all BNCC safety requirements, including Permit to Work, Lockout/Tagout (LOTO), and applicable EHS procedures. |
| BNCC will provide internet access for reporting. The Contractor shall provide the required mobile devices or tablets for digital data entry. |
| Installation and relocation of electrical services, including cable transfer (up to 95 mm²) between electrical cabinets and installation of new sockets, lighting fixtures, fans, water pumps, and televisions, are included in the scope. Materials are excluded. |
| Exclusions: This contract covers services only. Spare parts, consumables, materials, equipment replacement, major modifications, upgrades, and capital projects are excluded unless otherwise approved in writing by BNCC. |
